Tuscany is a land of charming architecture and natural landscapes, where the Italian language was born, and Italian culture was raised.
The timeless beauty of its buildings makes it so that the current real estate assets here are around 650 million euros, with 19.7% of investments made by non-Tuscans who have bought a property in the region. The investments in real estate in the area generate annual revenues of 4 billion euros, and Tuscany is the second region in Italy for investments scheduled for urban development.
But what is it that attracts so many tourists, investors, and visitors to the region? We asked our property consultant Chiara, and here is what she told us.
Tuscany from the inside
It is useless to deny it: Tuscany is one of the most recommended destinations for those who want to immerse themselves in nature, history, and Italian culture. In the popular imagination, Tuscany is synonymous with sweet landscapes, cities of art, excellent gastronomy as well as a perfect combination of sea and mountains. Located almost in the center of the peninsula, it is an excellent starting point for exploring the rest of the country, being well connected by trains, airplanes, and highways.
Among its cities, we find names such as Florence, Siena, Arezzo, Lucca, Pisa: you can lose yourself in the rolling hills of Chianti or in the colorful glimpses of the Orcia Valley, relax for a few hours by the sea, along the coast that goes from Grosseto to Forte dei Marmi, have fun on the ski slopes of Apuan Alps or Apennines or tasting wine and oil in the rural villages of the countryside to discover small hidden gems such as Buonconvento, Poppi, Pitigliano, and San Casciano Bagni. And the list could go on forever...
The secrets of the Tuscan real estate market
Its market is perfect both for relocation and for investment as it is one of the most sought-after areas by tourists with excellent returns from the point of view of both short and long rentals. Being one of the most requested areas, but also one of the most expensive ones in Italy, you may feel discouraged considering your purchase in the land of Leonardo da Vinci but you will soon discover that Tuscany is within the reach of all those looking for their “place in the sun”.
In fact, beyond the most well-known areas such as Chianti and Val d'Orcia, you can find your perfect nest in less famous, but no less fascinating and characteristic, areas, with prices ranging from 50,000 to 150,000 euros.
Garfagnana and Lunigiana
So let’s go and discover Garfagnana: located less than an hour's drive away from Lucca, it is a perfect area for investors looking for nature, excursions, Roman villages, majestic fortresses, ancient churches but also spectacular caves and nature reserves.
If in addition to the mountain you do not want to give up the sea, Lunigiana, the northernmost part of Tuscany on the border with Liguria, will welcome you with its harsh landscapes, Medieval towns and snow-capped peaks.
But don't forget to rock us with the sea of the Cinque Terre, the world heritage of UNESCO, which is less than 40 minutes drive away! Not yet discovered by mass tourism and therefore far from the hordes of tourists, Lunigiana has the charm of a land of passage and border: spending a few days here, in complete relaxation, will make you discover a corner of genuine, and at the same time amazing, Tuscany.
These are just a couple of suggestions: Tuscany is still rich in affordable places that will make your dreams come true.
Don't wait any longer: Tuscany is waiting for all of you!
